With $3 billion in retail sales annually, the Northeast Corridor of Shelby County is the region's premier shopping & hospitality center. This prime retail area caters to every consumer in the metro area as well as residents within a 100 mile radius. This area also experienced the largest population increase in the Memphis MSA from 2000 to 2010 and growth projections remain steady. The Bartlett area has the highest concentration of retail shopping and hotel/motel beds in the entire Memphis region. The primary commercial hub for the area is Wolfchase Galleria, a Simon Mall that contains more than 100 tenants including four anchors and has a total retail footprint of 1.25 million square feet. Major reasons for the proliferation of retail in this location are due to population density and continued growth, high median household incomes, proximity to main traffic arteries coupled with easy ingress and egress and safe neighborhoods. The City of Bartlett alone grew by 35% in the past decade and the eastern end of the Corridor saw similar growth rates. Bartlett was recognized as the third healthiest housing market in Tennessee in 2018 by Smart Asset.
Although the Bartlett area is already a strong retail center, it is by no means saturated. There are numerous locations on and off the main arteries that offer attractive opportunities for retailers seeking general and niche customers. Because of its abundant retail offerings and proximity to downtown Memphis (15 miles), this area attracts thousands of overnight visitors. More than 30 national and regional hotel/motels are located along the I-40 Corridor primarily at the Germantown Parkway and Sycamore View Exits.
